Golf Trails is Emaar’s 2026 release on the edge of the 18-hole championship course at Emaar South, in Dubai South. The mix is one, two and three-bedroom apartments plus three-bedroom townhouses, with an area quoted from 1,096 sq ft and residents’ amenities that include the course itself, a driving range, a community centre, adult and children’s pools, a play area, a multi-purpose room and a gym.
The address is the argument: golf frontage, next to Expo City Dubai, minutes from Al Maktoum International Airport, and inside the district carrying the AED 128 billion airport expansion approved in April 2024. The price is where the questions start.

What we like5
- Golf frontage on an 18-hole championship course is a genuinely scarce address in this price band. Most of what Dubai South sells is mid-market apartment stock with no equivalent anchor.
- Emaar is the strongest counterparty in the market: 76,000 homes delivered since 2002 and a listing on the DFM, so delivery risk is as low as Dubai off-plan gets.
- The district is on the Metro. The Expo station terminates the Route 2020 branch of the Red Line, which almost no outer Dubai district can say.

- Al Maktoum International’s AED 128 billion expansion, approved April 2024 and designed for 260 million passengers a year, is the single largest infrastructure commitment near any Dubai residential district.

Our take
Buy this for the address and the counterparty, not for the payment plan. Emaar on a golf course beside a Metro station and the country’s next major airport is a coherent long hold, and at roughly AED 1,660 per sq ft it is not priced like a trophy. But the entry price is unsettled on Emaar’s own page, the areas do not reconcile, and 80 per cent falls due before keys with an unnamed construction schedule behind it. Get the unit type, the chargeable area, the milestone dates and the SPA completion date in writing before you pay a booking amount, and price the golf frontage explicitly against a non-facing unit of the same size.

Percentages are of the property price, counting everything due before the handover instalment. Golf Trails ties Vindera at the top, but the shape differs: Vindera names eight dated instalments and releases the last four against 40, 60, 80 and 100 per cent construction, while the 70 per cent construction tranche here has no published milestone schedule at all. More exposure is not automatically worse, but unnamed exposure is.
Two starting prices, on the same page
Emaar’s own project page for Golf Trails carries a headline starting price of AED 1.25 million and, alongside its live availability counter, a lowest available price of AED 1,819,888. Both are Emaar’s figures. The gap between them is AED 570,000, or 46 per cent.
The usual explanation is that the 1.25 million is the launch-day floor for a unit type that is no longer released, and the 1,819,888 is what is actually on the shelf. That is not a criticism of Emaar so much as a warning about the phrase “from”: if you have been quoted AED 1.25 million and shown a golf-facing apartment, those are two different conversations. Ask which unit type the lower figure attaches to and whether any of it is still available.
The sizes do not reconcile either
Emaar states an area from 1,096 sq ft. The one-bedroom sizes circulating in the market, drawn from registry data, run 719 to 738 sq ft — well below Emaar’s own floor. Either the 1,096 figure describes a different unit type to the one the market is quoting, or the two sets of areas are measured differently.
This matters because it decides the rate. At AED 1.25 million over 719 sq ft the entry rate is about AED 1,738 per sq ft; at AED 1,819,888 over 1,096 sq ft it is about AED 1,660. Those are not far apart, which is reassuring, but neither is a figure Emaar publishes. Get the chargeable area of the specific unit in writing before you agree a price.
Eighty per cent falls due before you get keys
The plan in circulation is 10 per cent on booking, 70 per cent across construction and 20 per cent at handover, against a completion reported as 31 October 2030. That is four years of exposure with 80 per cent of the price paid before the property exists to be lived in or let.
Compare it against what else Emaar is selling. Vindera at The Valley runs a genuine 80/20 with the last four instalments tied to construction milestones — the reverse exposure. A 70 per cent construction tranche is not unusual in Dubai, but it is the weakest part of this particular deal, and it is the part to negotiate or at least to price in.
What you are actually buying at Emaar South

Dubai South is served by the Expo station on the Route 2020 branch of the Red Line, which is rare for an outer district, though the residential districts are a drive from the platform rather than a walk.
The risk is the other side of the same coin. Land here is plentiful, the mid-market apartment pipeline is large, and an exit in 2030 depends on infrastructure being delivered on time rather than on scarcity. The golf course is what is meant to protect this address from that field. Whether it does depends on how it is delivered and maintained, which nobody can tell you in 2026.
What to ask for, in writing
- Which unit type the AED 1.25 million attaches to, and whether any of it is still released.
- The chargeable area of the specific unit, and whether it is measured the same way as Emaar’s “from 1,096 sq ft”.
- The payment schedule with its milestones named, not just the 10/70/20 headline.
- The completion date written into the sale and purchase agreement.
- Whether the unit faces the golf course, and what the premium for that is against a non-facing unit of the same size.
- The DLD project number and escrow account, so you can check the registration yourself.
- Service charge estimate per square foot, and who maintains the golf course.

The 719 to 738 sq ft range comes from registry data rather than from Emaar, which publishes an area “from 1,096 sq ft” for the project as a whole. The two figures cannot both describe the same unit, so confirm the chargeable area of the specific apartment before agreeing a price.
2 Bedroom Apartment
1,098 – 1,175 sq ft
At 1,098 to 1,175 sq ft this is the first type that reconciles with Emaar’s stated floor of 1,096 sq ft, which is one reason to think the “from” area describes a two-bedroom rather than the entry unit.
3 Bedroom Apartment
Published by Emaar as part of the mix. No size or price is attached to it in the material we hold.
3 Bedroom Townhouse
The only ground-access product in the release. Townhouses on a golf course usually carry the frontage premium, so price it against the apartments per square foot rather than on the headline.

Golf Trails sits on the edge of the 18-hole course inside Emaar South, in Dubai South. The district is served by the Expo station, the terminus of the Route 2020 branch of the Red Line, which is unusual this far from the centre, though the residential districts are a drive from the platform rather than a walk. Road access is Sheikh Mohammed Bin Zayed Road (E311), with Emirates Road (E611) inland and Sheikh Zayed Road (E11) via Jebel Ali.
We publish no drive times for this project because we have not measured any. Abu Dhabi and Jebel Ali are close; Downtown, DIFC and Dubai Marina are not. Drive times in marketing material for Dubai South are usually measured from the district boundary at off-peak rather than from a specific building at commuting hour.
