What the recorded sales say about the asking prices

Wraith is unusual among current Al Jaddaf launches in that it is already transacting, and those transactions are on the public register. Eighteen sales were recorded as at 13 September 2026, and the ones visible on the register are dated within days of that.

Set them against Binghatti’s own published starting prices and they do not line up in the direction you would expect. Binghatti advertises one-bedrooms from AED 1,299,999; a one-bedroom registered on 9 September 2026 at AED 1,397,999, about AED 98,000 above the advertised floor. It advertises two-bedrooms from AED 2,099,999; two-bedrooms registered on 11 and 12 September at AED 2,011,184 and AED 2,000,320, roughly AED 90,000 to AED 100,000 below it.

Read carefully, that says the one-bedroom floor price is attached to stock that is largely gone or was never the unit on offer, while the two-bedroom floor price is negotiable by about five per cent. Only three of the eighteen sales are visible, so this is a reading of a sample rather than a market rate, but it is a checkable one and it is the right question to open a negotiation with: which units are actually closing at your quoted price.

Wraith and Starfall are the same building, twice

Binghatti registered Wraith as project 4482 and Binghatti Starfall as project 4483, with escrow accounts 9134025839073 and 9134025839071. Consecutive numbers, the same developer entity, the same district, and the same declared envelope: ground, four podium levels, fourteen residential floors and a roof, which brokers describe as nineteen storeys in both cases.

The differences are size and timing. Wraith carries 881 units against Starfall’s 543, and a declared value of AED 308m against AED 196m. Wraith is registered to complete on 30 December 2027, Starfall on 30 October 2027. Wraith is transacting; Starfall’s only register entries so far are two commercial deals.

For a buyer choosing between them that is a real decision rather than a marketing one, and it comes down to whether you want the building with proven residential demand or the smaller one with less internal competition at resale. Add Binghatti Spectre on the same creekside and Binghatti Starlight nearby, and Al Jaddaf on handover will hold several near-identical Binghatti towers letting into the same tenant pool.

The rate falls as the apartment grows

Binghatti publishes both a price and an area for the one and two-bedroom apartments, which makes the arithmetic possible. A 662 sq ft one-bedroom at AED 1,299,999 is about AED 1,964 per sq ft. A 1,112 sq ft two-bedroom at AED 2,099,999 is about AED 1,888. Against a studio quoted from AED 799,999 at an area circulating as roughly 380 sq ft, the entry rate is about AED 2,105.

So the ladder runs downward: the smallest unit carries the highest rate and each step up buys floor area more cheaply. That is the normal shape in a building sold to yield buyers, because a studio rents at a higher rate per foot than a two-bedroom does. If you are buying to live in rather than to let, the two-bedroom is the better value per foot here, and it is also the type the register shows closing below its advertised floor.

The programme is the thing to test

Construction is registered to start on 1 July 2026 and to complete on 30 December 2027, and the departmental inspection on 20 May 2026 logged the site at 0 per cent. That is roughly eighteen months of programme for an 881-unit tower. Binghatti builds quickly and has completions to show for it, but this is the number to put to the sales team and ask them to reconcile against the current build status.

The district

Al Jaddaf is one of the few central Dubai districts that is both freehold and on the Metro, with Al Jaddaf station on the Green Line and Dubai Healthcare City immediately adjacent. Binghatti quotes six minutes to Downtown Dubai, eight to Dubai International and ten to DIFC; those are off-peak marketing figures and other sources put Downtown at anything up to twenty. Treat the Metro access and the central position as the dependable part of the case and the minutes as indicative.

Wraith is the largest of the three still selling and the priciest per square foot. 881 registered units at about AED 2,105 per sq ft at entry, against AED 1,875 at Starfall a few streets away. On headline price the two are within AED 50,000 of each other, so the rate is where the real difference sits, and it is worth asking what the premium buys on a specific floor.

It completes eight weeks after Starfall. Registered completion is 30 December 2027 against 30 October 2027, so the two arrive into the same market within a quarter of each other, in the same formats, from the same developer.

Starlight is the delivery benchmark. The only Binghatti tower in the district far enough along to measure was registered to complete on 31 March 2026 and read 63.11 per cent on 14 May 2026. Treat Wraith’s registered date as a target to hold the sales team to rather than a settled fact.

The district-level number is supply. The four towers carry 2,901 registered units between them, against 2,963 sales recorded across the whole of Al Jaddaf in the trailing twelve months, weighted towards studios and one-bedrooms.

Law No. 8 of 2007 requires every off-plan project to hold buyer money in a project-specific escrow account, ring-fenced from the developer creditors, with releases against certified construction milestones. Law No. 13 of 2008 creates the interim register and makes an unregistered off-plan disposition void. Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.

The recorded sales do not match the advertised floors

Eighteen sales on the register as at 13 September 2026, and the visible ones cut both ways.

A one-bedroom registered on 9 September 2026 at AED 1,397,999 against an advertised floor of AED 1,299,999, about AED 98,000 above. Two-bedrooms registered on 11 and 12 September at AED 2,011,184 and AED 2,000,320 against an advertised floor of AED 2,099,999, roughly AED 90,000 to AED 100,000 below.nThree of eighteen is a sample, not a market rate. Binghatti has a record of building fast, so this is a question rather than an objection: what is the build status today, and what does the current programme say against the registered date. Wraith is the most checkable of Binghatti’s current Al Jaddaf towers. What that transparency shows is a building where the asking prices are a starting point rather than a floor. Two-bedrooms have registered around five per cent below the advertised entry while a one-bedroom went above it. Go in with those numbers. The risks are programme and internal competition. Eighteen months to build 881 units from a zero per cent reading is tight, and at handover you will be letting into a district holding several near-identical Binghatti towers. Buy it for the Metro, the central address and the checkable record; negotiate on the two-bedroom, and get the build status in writing.
