Binghatti in Al Jaddaf: Starfall, Wraith, Spectre and Starlight Compared

Binghatti is building four towers inside one Dubai district. Al Jaddaf is not large, the four are within a few streets of each other, and between them they carry 2,901 registered units. This page puts Starfall, Wraith, Spectre and Starlight side by side on the figures the Dubai Land Department publishes, so the four are measured the same way rather than by whichever brochure you happen to be holding.

The four on the register

Unit counts, completion dates and build readings come from the Land Department project files. Entry prices come from developer material where a price list exists, and from recorded sales where it does not. Rates per square foot are our own arithmetic on the smallest published layout.

Register figures read on 13 September 2026 via UAE Property Checker, which republishes the Dubai Land Department project file. Spectre is carried as pending with a 1 September 2026 start; the other three are active.

On rate per square foot, Starfall is the outlier

Compare the headline entry prices and the four look interchangeable: everything opens between AED 750,000 and AED 800,000. Compare the rate and they separate.

Starfall opens about eleven per cent below Wraith on rate, on a studio that is twenty square feet larger. That is the single clearest difference between the two, and it is invisible if you read only the headline price. Whether the gap survives contact with a specific floor and view is a question for the current price list rather than for any of these pages.

Starlight is the one that tells you something

Three of the four read 0 per cent, which tells you almost nothing: Starfall and Wraith were inspected before their registered start dates, and Spectre had not started either. Starlight is different. It was registered to complete on 31 March 2026 and the inspection on 14 May 2026 recorded 63.11 per cent.

That is the only measurement available of how a Binghatti registered date behaves in this district, and it is worth more than any assurance about the other three. It does not predict what Starfall or Wraith will do. It does tell you what question to ask, and to ask for the answer in writing: what is the build status today, and how does it map against the registered finish.

The supply question nobody in the sales office raises

Al Jaddaf recorded 2,963 registered sales across the whole of the trailing twelve months. The four Binghatti towers carry 2,901 registered units between them. One developer is bringing roughly a year of the district’s entire transaction volume to a handful of plots, and the weight of it is studios and one-bedroom apartments.

For an owner-occupier that barely matters. For an investor it is the central fact on this page. When Starfall hands over in late 2027, Wraith hands over eight weeks later with 881 more units in the same formats, and Spectre follows a year after that. Your resale buyer and your prospective tenant will be choosing between near-identical products at near-identical addresses.

Two things follow. Compare the layout and the rate rather than the headline price, because on a crowded shelf the differentiator is what the unit actually is. And weigh the handover dates as much as the prices: being first to complete in a wave of similar stock is worth something, and Starfall is first of the four still to come.

Which of the four suits which buyer

Starfall

The cheapest rate of the three still selling, the smallest building, and the first to complete. Suits a buyer who wants the Al Jaddaf address at the lowest entry per square foot and is comfortable that the build window is sixteen months on the register.

Binghatti Starfall in full

Wraith

The largest of the three still selling at 881 units, completing eight weeks after Starfall, at the highest rate per square foot of the four. Suits a buyer who prefers its specific layouts or floor plates enough to pay the premium over Starfall.

Spectre

A mixed office and residential scheme, the largest registration of the four, completing a full year after the other two. Suits a buyer with a longer horizon who wants the mixed-use address, and who is content to buy against a register entry that is still carried as pending.

Starlight

Two thirds built and past its registered completion date, with forty recorded sales behind it. Relevant here as the district’s delivery benchmark rather than as a like-for-like alternative, and the closest thing available to a finished Binghatti product in Al Jaddaf to walk around.

What to check on any of the four

  1. Match the project number on the reservation form and the SPA against the Land Department register. Starfall is 4483, Wraith is 4482, Spectre is 4370.
  2. Match the escrow account on the SPA against the live register on the Dubai REST app on the day you pay, not the day you signed.
  3. Take the chargeable area from your own unit schedule and strike the price per square foot against that number rather than against a brochure size.
  4. Ask for the price list dated to the day you sign, and for the current availability on the floor and view you want.
  5. Read the payment schedule, the handover date and the default terms as they appear in the SPA. That document governs; nothing on this page does.
