Ellington’s Everly Place is marketed as Mohammed Bin Rashid City, described in the developer’s own material as Meydan Horizon, and sits on the register at Ras Al Khor Industrial Area 1. Three names, one plot, all of them accurate in their own way. That is not unusual here, it is the norm. The practical consequence is that a per-square-foot comparison between two MBR City projects can be comparing a lagoon-front villa plot with a tower on an industrial-area boundary, and the address will not tell you which.
The habit that protects you is the same one we recommend for Dubailand: read the plot and the master project on the DLD record, not the marketing name. If the name on the brochure does not appear on the register, ask which registered community the plot sits in and get the answer in writing.
The centrepiece was cancelled, and that is the relevant precedent
Meydan One was announced in August 2015 as a 3.67 million square foot district with Phase One due in 2020, timed to Expo. Its anchor was Dubai One Tower: 711 metres, 161 floors, 885 apartments and a 350-room hotel, marketed as the tallest residential tower in the world. It was never built, and the tower is recorded as cancelled.
We are not saying MBR City failed — District One got built, the lagoon is real, Sobha Hartland is delivering and the racecourse has operated since 2010. The point is narrower and more useful: this address has already demonstrated that a headline component here can be announced, marketed, missed and dropped. If part of your case for buying rests on something in the masterplan that is not yet standing, price that component at zero until it is.
What is genuinely built
Meydan Racecourse has run since March 2010 and anchors the northern end. District One, the Meydan and Sobha joint venture, delivered its villa districts around a roughly 100-acre crystalline lagoon with a swimmable beach — the single most distinctive built amenity in inland Dubai. Sobha Hartland occupies the Ras Al Khor side and is well into delivery. Downtown is minutes away; Ras Al Khor Wildlife Sanctuary, with its flamingos, is immediately east.
No metro, in the middle of the city
There is no Metro station inside MBR City. That is a genuine oddity for somewhere this central, and it is why so much marketing here leans on the planned Blue Line rather than on what exists. Access is by Al Khail Road (E44) and Ras Al Khor Road (E44/D63), both of which put Downtown and Business Bay within a short drive and both of which are heavily loaded at peak. Treat any announced line as unbuilt infrastructure until it opens.
