SEEFA is Alef Group’s beachfront residential community on the coast of Al Khan in Sharjah city. It sits on about three hectares of beachfront land, with 862 homes across five buildings, water on three sides of the site, direct beach access, a public promenade and an elevated podium that links the buildings to the shore with parking below. The architecture is modern, with Neo Art Deco detailing. The mix is 388 one bedroom, 379 two bedroom, 85 three bedroom and 4 four bedroom apartments plus 6 penthouses, 862 homes in all, so 767 of them, or 89 per cent, are one and two bedrooms. Net areas are 64 square metres for a one bedroom, 84 for a two, 154 for a three and 185 for a penthouse, which is about 689, 904, 1,658 and 1,991 square feet. Entry is AED 895,000 on a plan of 10 per cent at booking, 20 per cent through construction and 70 per cent at handover, with completion scheduled for the fourth quarter of 2030. Alef Group is the Sharjah developer behind Al Mamsha, Hayyan, Olfah, Linar and Palace Residences, and SEEFA brings that experience to the Al Khan waterfront. OffPlan Insider is Alef Group’s marketing partner, and the figures on this page come directly from the developer.
Render · Alef GroupThe entry price is AED 895,000 for a one bedroom of 64 square metres net, about 689 square feet, which works out near AED 1,299 per square foot. Because SEEFA quotes net interior area rather than a saleable figure with balconies and common areas added, that rate buys more living space than the same number on a Dubai price list. Prices move with building, floor and sea view, so ask us for the current price list against a specific unit. The plan is 30/70: 10 per cent on booking, 20 per cent through construction and 70 per cent on handover in the fourth quarter of 2030.

The areas above are conversions of the net areas in square metres: 64 sq m for a one bedroom, 84 for a two bedroom, 154 for a three bedroom and 185 for a penthouse, roughly 689, 904, 1,658 and 1,991 square feet. Net area measures the interior of the home, while Dubai projects usually quote a saleable figure that includes the balcony and a share of common area, so SEEFA’s space compares well against a Dubai figure of the same size. The four bedroom apartment size is on request; there are only four in the whole scheme. The mix is led by 388 one bedrooms and 379 two bedrooms out of 862.

Alef Group is a Sharjah developer founded in 2013. Its best known projects are Zero 6 Mall, which opened in 2018, and Al Mamsha at Muwaileh, marketed as Sharjah’s first fully walkable community. Its communities are Al Mamsha, Hayyan at Emirates Road, Olfah, Linar at Al Mamzar and Palace Residences at Al Mamsha, and its newest, SEEFA, is a beachfront destination on the coast of Al Khan. Its official site is alefgroup.ae.
SEEFA is a well specified beachfront scheme at a price that would not buy a beachfront anything in Dubai. The product hangs together: five buildings on three hectares with water on three sides, a podium that lets the landscape run to the sand, and a mix led by one and two bedrooms that suits Sharjah’s rental demand. The 30/70 plan means only 30 per cent is paid before completion in the fourth quarter of 2030, which keeps most of the price payable once the homes are built. Any rental or resale outcome is an estimate, never a guarantee. We don't publish return forecasts on project pages.
Each is verified with its developer. We picked them because they share a budget, a developer or an address with SEEFA.

SEEFA quotes net areas, which measure the interior of the home. Dubai projects usually quote a saleable area that includes the balcony and a share of common space, so a 689 sq ft one bedroom here gives more interior space than a Dubai listing of the same stated size.
Handover is scheduled for the fourth quarter of 2030.
Direct beach access, a public waterfront promenade, swimming pools and aquatic areas, a fitness centre, kids play areas, landscaped gardens and green spaces, plus retail and dining inside the development.
