Our take

This is the smallest and most expensive collection we cover, and the case for it is coherent: a beachfront that cannot be extended, twenty-nine households, and amenities that belong to them rather than to a hotel. Meraas deserves credit for publishing a price and a live availability status where its peers publish neither. Do the ordinary diligence anyway. Get the floor area of the residence you are being shown and turn AED 49 million into a rate per square foot, take the payment schedule in writing, and look the project up yourself on Dubai REST. With those three things in hand this is a straightforward proposition to judge, which is more than can be said for most of the segment.

Jumeirah Asora Bay is a 29-residence ultra-prime development by Meraas at La Mer South in Jumeirah 1, Dubai, operated by Jumeirah Group. It launched on 28 April 2025 with handover stated for 2029. Prices start at AED 49 million for a four-bedroom apartment, the highest published entry price of any project OffPlan Insider tracks, and the collection extends to a single seven-bedroom penthouse and six Ocean Mansions. It is built into two coastal hills stepping down to a sheltered cove, with a wellness spa and members' club private to residents. Infrastructure is complete and overall development stands at 4 per cent.

Jumeirah Asora Bay is a 29-residence enclave at the southern tip of La Mer, developed by Meraas and operated by Jumeirah Group. Rather than a tower, it is built into two sculpted coastal hills that step down through terraced gardens to a sheltered cove, so the residences look out over the Arabian Gulf on one side and across the city on the other.

The collection is deliberately small: four, five and six-bedroom apartments, a single seven-bedroom penthouse, and six Ocean Mansions running from four to seven bedrooms. Twenty-nine homes in total, on a beachfront with no land behind it.

Prices start at AED 49 million, and at that price the entry residence is a four-bedroom apartment. Meraas is unusual among Dubai developers at this level in publishing both a starting price and a live availability status on its own project page, and it uses that status honestly — Bulgari Ocean Mansions and Bulgari Lighthouse are both marked sold out on the same site. Asora Bay currently reads as having properties available.

The amenities are private to residents rather than shared with a hotel. A wellness spa, a members’ club, and the terraced gardens that run down to the cove. That distinction matters at this end of the market: a branded residence attached to a working hotel shares its pool deck, its lobby and its service lifts with guests, and this one does not.

On the build. Meraas’s own progress figures show infrastructure complete and overall development at 4 per cent, against a handover stated as 2029 by Dubai Holding at launch in April 2025. Infrastructure being finished is the meaningful half of that: the reclamation, servicing and access are done, so what remains is vertical construction on a prepared site.

The address is the product. La Mer sits in Jumeirah 1, five kilometres from Downtown along Jumeirah Street, with Port de La Mer’s marina at its northern end and the J1 Beach dining strip on the sand. There is no Metro station and no through road — Jumeirah Street runs past the destination rather than into it, so nothing arrives here that is not coming here. Before you commit. Ask for the floor area of the specific residence you are shown, alongside the payment schedule, and check the project registration and escrow position yourself on Dubai REST or the Dubai Land Department’s project status service. Area in hand, the rate per square foot is what lets you weigh this against anything else on the same coast.

Off-plan and escrow

Law No. 8 of 2007 requires every off-plan project to hold buyer money in a project-specific escrow account, ring-fenced from the developer creditors, with releases against certified construction milestones. Law No. 13 of 2008 creates the interim register and makes an unregistered off-plan disposition void. Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.

Ask the sales team for the price and the floor area of the specific residence you are shown so you can work out the rate per square foot.

Meraas marks the project as having properties available on its own project page as at September 2026. That status is worth reading, because Meraas also marks projects sold out on the same site — Bulgari Ocean Mansions and Bulgari Lighthouse both do. Ask for a current availability list in writing before you commit.
