What we like1
- Direct beachfront on a Nakheel palm island, from the developer that built and delivered Palm Jumeirah, and every fact on this page comes from Nakheel’s own press releases rather than from a listing. The dating is unusual and favourable: even on the conservative reading these villas complete in 2028, against the 2029 and 2030 handovers most Dubai off-plan is selling today, so construction exposure is short. Four named architecture practices across ten designs is a genuine commitment to variety at this scale, and 44 villas is a small release.
What to consider1
- Nakheel has published two dates for these fronds that cannot both be right: handover from late 2026 in the August release, against a Q2 2026 construction start and a Q4 2028 completion target in the April contract announcement covering Fronds E and F. No price and no payment plan came with the release. Palm Jebel Ali itself was launched in 2002 and sat stalled for thirteen years after the 2008-09 restructuring, which is the one thing this island has already proved it can do. And the short timeline that removes construction risk also removes the pre-completion runway most off-plan buyers are paying for.
Our take
This is an asset purchase, not a payment-plan play. With no price and no schedule published, there is nothing here to model, and the short timeline means you are buying a nearly finished beachfront villa rather than four years of Dubai market. Judge it on the plot, the design and the frontage. Before anything is paid, get two things in writing: which construction contract package your villa sits in and what completion date that package carries, because Nakheel has published two incompatible dates for these fronds; and the plot size and beach frontage for the exact villa, not the collection range.

On 20 August 2026 Nakheel released 44 beachfront villas on Frond F of Palm Jebel Ali, in two collections: the Beach Collection at five and six bedrooms and roughly 7,500 to 8,500 sq ft, and the Coral Collection at six and seven bedrooms and roughly 11,500 to 12,500 sq ft, across ten architectural designs by NAGA Architects, SAOTA, LW Design Group and LOCI Architecture. No price and no payment plan was published.
Two Nakheel press releases give incompatible dates for this frond
This is the finding on the page, and it comes from Nakheel’s own material rather than from anyone’s listing. The August release says these villas hand over from late 2026 through 2027. But in April 2026 Nakheel announced AED 3.5 billion of construction contracts covering exactly these fronds — United Engineering Construction for 190 villas across Fronds E and F — with construction starting in Q2 2026 and completion targeted Q4 2028.
Those two statements cannot both describe the same houses. A villa whose main contractor started on site in Q2 2026, on a contract targeting Q4 2028, does not hand over in late 2026. Either these 44 are an earlier-built subset outside the UNEC package, or the word handover in the August release means something narrower than keys. We do not know which, and Nakheel has not said. Ask, in writing, which contract package your specific villa sits in and what completion date that package carries.
What is genuinely unusual here
Most Dubai off-plan sold today hands over in 2029 or 2030. Even on the more conservative Q4 2028 reading, this is a short-dated release by current standards, and on the August reading it is nearly finished stock sold as off-plan. That cuts both ways. It removes years of construction exposure and the risk of a developer failing mid-build. It also removes the runway that off-plan buyers are usually paying for: you are not buying four years of market before completion, so the case has to stand on the asset rather than on the wait.
Forty-four villas, and what that means
Against 544 villas in construction on Fronds A to F and 728 in finishing on Fronds K to P, this release is a small slice of a large island. Scarcity in a 44-unit drop is real on the day and thin over a holding period: the comparable that will set your resale price is not the other 43, it is the roughly 1,270 Palm Jebel Ali villas already contracted, several hundred of which are the same collections in the same designs. Ten designs across 44 homes also means many of your neighbours own the same house.
What we could not verify
The price, at any bedroom count. The payment plan. The DLD project registration number and the escrow account. Individual plot sizes, beach frontage per villa and built-up areas beyond the ranges Nakheel published. Which of the ten designs belong to which collection: the release names only two of them, Ocean Whisper and Redwood, through the captions on its own renders. Whether these 44 sit inside the UNEC contract package or outside it, which is the whole question behind the date conflict above.

Frond F is one of sixteen fronds across the seven islands of Palm Jebel Ali. Which plots on the frond fall inside this release is not yet confirmed. There is no metro on the island and none announced; access is by causeway onto Sheikh Zayed Road, with Al Maktoum International (DWC) as the near airport rather than DXB. The coordinates on this page are the island, not the frond.

Law No. 19 of 2020 sets the maximum a developer may retain if a purchase fails, and those limits are public order, so no contract can override them.

The island was launched in 2002, reclamation was largely finished before the 2008-09 crash, and Nakheel’s restructuring then left it undeveloped for more than a decade until it relaunched in 2023. That is the specific history this address carries. Against it, Nakheel completed Palm Jumeirah, and this particular release is short-dated, so construction exposure is unusually low by current Dubai standards.
05Does the Frond F release qualify for a Golden Visa?
A UAE Golden Visa through property requires AED 2 million or more in property value. No price has been published for these villas, so we cannot confirm the threshold is met, though a beachfront villa of 7,500 sq ft and up on a palm island would be expected to clear it comfortably. Confirm the figure on your own sale agreement rather than on a brochure claim.
