What is actually built
As of Nakheel’s own statements in 2026: 544 villas across Fronds A to F are in construction, and 728 villas on Fronds K to P are in finishing stages. More than AED 13 billion in construction and infrastructure contracts has been awarded. A 9,000 square metre retail centre and a mosque for 1,000 worshippers are part of the community infrastructure. The frond villas are the product; the hotels, the retail and the wider island are still ahead.
No metro, and a long drive to most of Dubai
There is no metro on the island and none announced for it. Access is by causeway from the Jebel Ali coast onto Sheikh Zayed Road. Al Maktoum International (DWC) is the near airport rather than DXB, which suits the Expo City and Dubai South side of the city but puts Downtown, DIFC and Dubai Marina a genuine drive away rather than a short hop. For a beachfront villa buyer that is usually acceptable; for anyone modelling rental demand from Dubai’s employment centres it is the first thing to test.
