What is strong

What to watch

  • Downtown Jebel Ali is mainland and Palm Jebel Ali is an offshore island. Marketing material for projects here sometimes borrows island language and island imagery. They are different addresses.
  • The district is forming rather than formed, so the amenity a buyer inherits is whatever gets built on the neighbouring plots.
  • Sheikh Zayed Road splits it, and the Metro runs in the median, so station access depends on which side a building is on.
  • It is a long way from the older city: Downtown Dubai and Dubai International are the far destinations from here, not the near ones.

Our take

Downtown Jebel Ali is a bet on where Dubai is going rather than where it has been, and the bet is reasonably well supported: the Metro is already there, the highway is already there, and Al Maktoum International is the airport this address is near. What you are giving up is a finished neighbourhood, because the district is being assembled plot by plot and will be for some years. Before buying anything here, settle two things: which side of Sheikh Zayed Road the building stands on, and whether the project you are looking at is actually in this district or on Palm Jebel Ali offshore, because the two get used interchangeably in marketing and they are not interchangeable.

Downtown Jebel Ali connectivity: metro, bus and roads

The district's case is that it sits on the Metro Red Line and on Sheikh Zayed Road at the point where Dubai's centre of gravity is moving south. Al Maktoum International and Expo City are the near destinations rather than Dubai International and Downtown, which is the opposite of the older city and is the whole point of buying here. The drive times published in listing material for this district are off-peak agency figures: fifteen minutes to Al Maktoum, twenty to Dubai Marina and twenty-five to Palm Jumeirah. Treat them as directional. The one thing worth checking on any specific plot is which side of the highway it stands on, because the Red Line runs in the median and crossings are widely spaced.

The name causes confusion and it is worth being precise about: Downtown Jebel Ali is on the mainland, while Palm Jebel Ali is a separate reclaimed island offshore. They are different places with different addresses, different access and different price levels.
