What kind of address this is
It is a single-developer island, which is the important structural fact. Everything on it — the villas, the marina, the hotel, the promenade, the maintenance of all of it — comes from one company on one programme. That concentrates both the upside and the risk: there is no second developer to pick up a stalled phase, and no established resale market to price against.
Abu Dhabi also has no public project register equivalent to Dubai’s, so the construction-progress and escrow checks a buyer can run in Dubai are not available here in the same form. Contract awards and developer announcements are most of what is on the record.
Where it is
The island sits off the mainland coast east of Abu Dhabi city and is reached by a dedicated causeway rather than by public transport. There is no metro or rail on Abu Dhabi island or its offshore islands, so access is by car. We publish no drive times because we have not measured any, and island drive times in marketing material are usually quoted from the causeway rather than from a plot.
