The Grove is the estate-villa enclave inside Sobha Sanctuary: detached 4, 5 and 6-bedroom villas of 4,909 to 7,219 sq ft, on private plots within the green corridors at the quieter edge of the township.

Entry is AED 9,326,663, and the list prices to a flat AED 1,900 per sq ft across all three four-bedroom layouts, rising to AED 1,950 on the five and six bedroom. The product is the differentiator here – fully detached homes at close to 5,000 sq ft minimum, in a market where most new villa stock at this price is terraced or semi-detached and several hundred square feet smaller.

The registry record is unusually complete for a project this early. The Grove is DLD project 4366: 166 detached villas, split 137 four-bedroom, 24 five-bedroom and 5 six-bedroom, on an 81,873 sq m site, escrowed at Dubai Islamic Bank, with construction registered to start in January 2027 and complete by August 2030.

What to consider7

  • At AED 1,900 per sq ft the entry is priced as a premium detached product; test it against detached-villa resale in established communities, not against apartments on the same corridor.
  • Only the four-bedroom is on open release: 31 villas of the 137 registered were listed as available in September 2026, and the five and six bedroom formats are expression of interest only, at AED 1,950 per sq ft.
  • The build has not begun. The DLD inspected the site at 0% in May 2026 and construction is only registered to start in January 2027, against a registered completion of August 2030 – a long horizon to hold a deposit over.

Our take

The Grove is a product play rather than a price play. What you are buying is detached space – 4,905 sq ft at the bottom of the range, 7,192 at the top – inside a township with a serious amenity programme, from a developer whose finish is its reputation, on a file the regulator has already registered and escrowed. What you are accepting is a corridor address that depends on a car, a masterplan that completes in phases around you, and a build that has not started and is registered to complete in August 2030. For a family buying to live in it with a long horizon, that trade reads well. For an investor modelling a resale, the payment schedule is the missing number: get it in writing before the four-year clock starts.

The Grove is the estate-villa enclave inside Sobha Sanctuary, the Sobha Realty township on the Dubai–Al Ain Road. It is a deliberately small, low-density collection of independent 4, 5 and 6-bedroom villas set within the green corridors at the quieter edge of the masterplan, with private gardens and large plots rather than the terraced or semi-detached formats that dominate this price band.

The villas

Every home is detached and every layout is large. Sobha publishes six floor-plan types across three sizes, and the saleable areas are consistent within each bedroom count rather than varying widely by plot:

  • 4 bedroom — three types at 4,905 to 4,985 sq ft. Ground floor carries a guest bedroom, living and dining, powder room, store and maid’s room; the first floor holds three bedrooms with three balconies plus a study or store.
  • 5 bedroom — two types at 5,792 to 5,814 sq ft, with four bedrooms upstairs, a balcony and two terraces.
  • 6 bedroom — 7,192 sq ft across three floors, adding a second-floor bedroom with its own balcony and terrace.

What the entry price implies

Starting price is AED 9.33M. Against the smallest published villa at 4,905 sq ft that is roughly AED 1,900 per sq ft of saleable area — our arithmetic, not a Sobha figure, and the number to test against detached-villa resale in comparable Dubai communities rather than against apartment rates on the same corridor. Because the size steps are large, the price ladder between 4, 5 and 6 bedrooms is a question to put to the sales desk directly: the published start price attaches to the entry format only.

Living here

The Grove draws on the wider Sobha Sanctuary amenity programme rather than carrying a full set of its own: a beach lagoon, a clubhouse, fitness and wellness decks, a yoga and meditation deck, sports courts, a community pavilion and garden, a forest play park, a co-working space, and the jogging, adventure-walk and cycling loops that thread the masterplan. Retail, schooling and daily services sit inside the township as it completes.

Getting around

This is a car-dependent address on the Dubai–Al Ain Road (E66), with secondary access from Jebel Ali–Lehbab Road (E77). Sobha publishes Dubai Rugby Sevens at 5 minutes and Dubai Outlet Mall at 8; Downtown Dubai and Al Maktoum airport at 30, and Dubai International at 35. Those are off-peak figures from developer material. No metro serves this corridor and none is planned.

What is left, and on what terms

A developer availability report dated 6 September 2026 shows 23 villas available at The Grove, and every one of them is a four-bedroom. The five and six-bedroom formats had none left on that date, which is worth knowing if you came here for the larger houses.

  • V-4A — 4,909 sq ft at AED 9,326,663, a flat AED 1,900 per sq ft. Four available, on plots of 4,967 to 6,092 sq ft.
  • V-4B — 5,002 sq ft at AED 9,504,389, also AED 1,900 per sq ft. Twelve available, plots 4,955 to 5,268 sq ft.
  • V-4C — 4,980 sq ft at AED 9,462,475 to 9,586,981, which is AED 1,900 to 1,925 per sq ft. Seven available, plots 4,955 to 5,211 sq ft.

Note the plot spread on V-4A: 4,967 sq ft at the bottom and 6,092 at the top, for exactly the same AED 9,326,663. That is more than a thousand square feet of land between two buyers paying an identical price, because Sobha prices on saleable area rather than plot. Ask for the plot number and its area, not just the villa type.

On terms, Sobha’s September sheet gives the estate villas a 40/60 payment plan with a 4 per cent DLD waiver, on units booked with a 2 per cent deposit between 1 and 15 September 2026. On the AED 9,326,663 entry villa that waiver is worth roughly AED 373,000. It is a fortnight-long promotion rather than the standard terms of the product, and Sobha publishes no standard plan at all — so ask what replaces it on 16 September.

The five released layouts resolve to two flat rates per square foot, which makes the ladder predictable and the premium on the larger formats explicit.

The list is a rate card, not a per-villa negotiation

Every four-bedroom layout prices at exactly AED 1,900 per sq ft of saleable area: 4,909 sq ft at AED 9,326,663, 4,980 sq ft at AED 9,462,475, 5,002 sq ft at AED 9,504,389. The arithmetic lands on the round rate in all three cases, which is not a coincidence.nThe practical consequence is that the difference between the three four-bedroom layouts is size alone. No plan carries a premium, so choose on layout and plot orientation rather than on price.

The five and six bedroom carry a 50 dirham premium

Both larger formats price at AED 1,950 per sq ft: 5,818 sq ft at AED 11,344,476 and 7,219 sq ft at AED 14,077,323. That is 2.6 per cent above the four-bedroom rate, applied to a much larger area, which is why the step from four to five bedrooms is about AED 1.84M against the AED 178,000 that separates the cheapest and dearest four-bedroom.nRead it as scarcity pricing: 24 five-bedroom and 5 six-bedroom villas exist in a 166-home enclave.

Thirty-one four-bedroom villas were listed as available in September 2026, out of 137 registered with the DLD. The five and six bedroom formats are expression-of-interest only, so their figures are rate-card prices rather than an allocation you can pick from today.nIf you want a five or six bedroom, the question to put to the sales desk is when the release opens and at what rate, not what the current list says.

What the Dubai Land Department record says

The Grove is on the Dubai Land Department register as project 4366, escrowed at Dubai Islamic Bank. That record is where every date on this page comes from. Sobha has not marketed a handover date for the enclave, but the file carries a registered construction start, a registered completion, a unit count and an inspection reading, and those are checkable by anyone.

The registration settles three things the developer material leaves open: how many homes are being built, what the mix is, and where your money sits. The file records 166 villas, split 137 four-bedroom, 24 five-bedroom and 5 six-bedroom.nPayments on an off-plan purchase go into the escrow account, never into a developer operating account. Check that the account on your SPA matches the one on the register before you transfer anything.nThe site is registered at 81,873.31 sq m, roughly 881,000 sq ft. Across 166 detached plots that is consistent with the plot sizes in the floor-plan set rather than a denser layout added later.

Construction has not started, and is not due to yet

Nothing built at the DLD inspection of 20 May 2026. Construction is registered to start on 1 January 2027.

This is a registered launch rather than a build in progress, and the 0% reading is what you would expect at this stage. It is not a delay.nWhat it does mean is that everything between now and 2027 is approvals and enabling works, and the first construction milestone a buyer can independently verify is more than a year away. The percentage on the register updates each time the DLD inspects, which makes it the cheapest progress check available to you.

The completion date is the register's, not the developer's

DLD completion: 31 August 2030. Sobha has published no handover date for The Grove.

August 2030 is the outer marker the developer has committed to the regulator, three years and eight months from the registered construction start. It is not a marketing handover date, and the two are rarely the same, because developers usually market a date ahead of the registered completion.nUntil Sobha publishes one, plan against August 2030 and get whatever handover date the sales desk quotes written into the SPA rather than left verbal.

What the register still does not tell you

No payment plan is published, by Sobha or on the file.

The payment schedule is the one commercially significant number still missing, and it is the one that sets your exposure over a four-year build. A plan weighted to construction milestones behaves very differently from one weighted to the calendar when the build only begins in 2027.nAsk for it in writing, alongside the escrow account and the project number, and check all three against the Dubai REST record before you sign.
