The Woods is a woodland enclave inside Sobha Sanctuary, the Sobha masterplan the developer says is planned to hold around 20,000 families across a site given roughly half to open and green space. The Woods itself is apartments only, one and two bedrooms, on a plot the brochure describes as framed by parkland at both front and rear with townhouse communities alongside.
It is being sold in three phases rather than as a single release. The Woods Retreat is already marked sold out on Sobha’s own page. The Woods Serenity and The Woods Abode are the two currently quoted, and the pricing below comes from those cards and the page’s own FAQ.
What follows is everything the developer publishes, and a clear account of what it does not. On this project the second list is longer than the first, which is itself the most useful thing a buyer can know before enquiring.

- Unit sizes are exact, not indicative. The brochure publishes saleable areas to two decimal places for every floor plate.
- The product is narrow and honest about it: one and two bedrooms only, no studios padding the entry price.
- An earlier phase, The Woods Retreat, is already sold out, so the release has demonstrated demand.
- The plot position is specific and checkable, framed by parkland front and rear.
What is missing
- No payment plan is published anywhere. Not on the project page, not in the brochure.
- No DLD or RERA project number, and no escrow account named.
- The starting price is stated two different ways on the same page.
- Handover is a bare year, 2029, with no quarter attached.
- No total unit count, so the supply you would be competing with at exit is unknown.
We are not scoring this project. A score implies we know the payment terms, the unit count and the registration number, and on this release none of those are published. Worth an enquiry if the woodland setting and the two-bedroom sizes suit you, but treat the first call as a fact-finding exercise, not a negotiation.
What does it cost
Pricing, and a contradiction
Sobha’s FAQ says residences “start from AED 999,000”. The Woods Abode card on the same page says “ranging from AED 1.00 M”. We publish the lower figure and show you both rather than picking one quietly. Ask which applies to the unit you are quoted.
We have not calculated one. The AED 999,000 entry price is not tied to a stated unit size anywhere in the source, so any per-square-foot figure would be our arithmetic presented as the developer’s fact.

We read the full developer page and all 51 pages of the brochure. Neither states a single milestone percentage, a booking deposit, or a handover instalment. Most portals fill this section with a generic 20/40/40 because it is what similar projects use. We leave it empty, because an invented payment plan is the one thing on a project page that can cost you real money.
The milestone schedule and what each is tied to, the DLD registration fee treatment, the escrow account number and bank, and the DLD or RERA project number. Verify the escrow account against Dubai Land Department records before transferring anything.

The brochure floor plate shows nineteen units per level across levels 04 to 13 of one building. That is not a project total, and no project total is published.
The brochure gives a two-bedroom maximum of 964.55 sq ft. The developer page quotes Serenity “to 961.0 Sq.Ft”. The 3.5 sq ft gap is most likely different plan types across phases rather than an error, but we have not confirmed which figure applies to which release.

Sobha lists these twelve for The Woods specifically, behind a “view all” control, so the list may be longer. The wider Sobha Sanctuary masterplan adds a beach lagoon, hydrotherapy and sauna facilities, a football field, tennis court and cricket ground, a roughly 800,000 sq ft park, a 5 km leisure loop and a 9 km wellness loop. Those are masterplan figures, not Woods figures, and the developer states all of them as approximations.
