The Woods is a woodland enclave inside Sobha Sanctuary, the Sobha masterplan the developer says is planned to hold around 20,000 families across a site given roughly half to open and green space. The Woods itself is apartments only, one and two bedrooms, on a plot the brochure describes as framed by parkland at both front and rear with townhouse communities alongside.

It is being sold in three phases rather than as a single release. The Woods Retreat is already marked sold out on Sobha’s own page. The Woods Serenity and The Woods Abode are the two currently quoted, and the pricing below comes from those cards and the page’s own FAQ.

Sobha’s FAQ says residences “start from AED 999,000”. The Woods Abode card on the same page says “ranging from AED 1.00 M”. We publish the lower figure and show you both rather than picking one quietly. Ask which applies to the unit you are quoted.

Six plan variants, all with a balcony. Suite area runs 490.94 to 494.71 sq ft, with the balcony adding 48.65 to 51.77.

864 – 965 sq ft

Two plan types. Type A runs 961.00 to 964.55 sq ft; the smaller Type B is 864.13. Both have two bathrooms and a utility.

Floor plate

19 units, levels 04–13

The brochure floor plate shows nineteen units per level across levels 04 to 13 of one building. That is not a project total, and no project total is published.

One size discrepancy

The brochure gives a two-bedroom maximum of 964.55 sq ft. The developer page quotes Serenity “to 961.0 Sq.Ft”. The 3.5 sq ft gap is most likely different plan types across phases rather than an error, but we have not confirmed which figure applies to which release.

Sobha lists these twelve for The Woods specifically, behind a “view all” control, so the list may be longer. The wider Sobha Sanctuary masterplan adds a beach lagoon, hydrotherapy and sauna facilities, a football field, tennis court and cricket ground, a roughly 800,000 sq ft park, a 5 km leisure loop and a 9 km wellness loop. Those are masterplan figures, not Woods figures, and the developer states all of them as approximations.
