Al Ghadeer Parks is Aldar’s current phase at Al Ghadeer, on the Abu Dhabi side of the Abu Dhabi-Dubai border: 453 townhouses and villas in two, three and four bedrooms, from AED 1.9 million, on a 55/45 payment plan with 5 per cent down, handing over in Q2 2031.

It exists because of what happened to the phase before it. Aldar launched Al Ghadeer Gardens – 437 villas and townhouses – on 15 May 2026, opened sales on 18 May, and announced on 21 May that it had sold out at launch, generating more than AED 1 billion. Parks is the follow-on into that demand, slightly larger at 453 homes.

What to consider1

  • Q2 2031 is five years away. That is five years of construction risk, five years before any rental income, and five years in which the reasons given for buying here are also still arriving: Palm Jebel Ali is under construction, the first phase of the Al Maktoum expansion is expected in 2032, and Aldar’s own Al Ghadeer British School opens for the 2030 academic year. No sizes have been published for any home type. And the address is in Abu Dhabi while the sales case is built on Dubai – which changes the registration authority and what you can verify yourself.

Our take

The commercial terms here are unusually transparent and the entry price is real; the gaps are size and time. Ask for the built-up and plot areas for the specific home type, work out the rate per square foot yourself, and compare it against Dubai-side villa stock at the same rate rather than at the same headline. Then confirm the ADREC registration and escrow arrangements, because the Dubai checks you may be used to running do not apply on this side of the border. If a sold-out predecessor is used to hurry you, remember it does not shorten the five years.

The phase that exists because the last one went in three days

Aldar launched Al Ghadeer Gardens on 15 May 2026 — 437 villas and townhouses on the Abu Dhabi–Dubai border. Sales opened on 18 May. On 21 May, Aldar announced that it had sold out at launch, generating more than AED 1 billion. Al Ghadeer Parks is the follow-on, slightly larger at 453 homes, and it is what is actually available today.

That sell-out is a genuine signal about where mid-market UAE demand is pointing, and it is also the single most effective pressure tactic available to whoever sells you this. Both things are true at once. A predecessor selling out does not shorten the five years to your handover, and it does not tell you what your own unit is worth.

An unusually complete commercial record, with one hole in it

By the standards of the launches we have read this month, Aldar publishes a lot: a price against every home type — AED 1.9 million for a two-bedroom townhouse, AED 2.2 million for a three-bedroom townhouse, AED 3.3 million for a four-bedroom villa — a 55/45 payment plan with 5 per cent on booking, a unit count of 453, and a handover of Q2 2031.

What it does not publish is size. There is no built-up area and no plot area for any of the three types. Without that, no rate per square foot exists, and the AED 1.9 million entry cannot honestly be compared with a two-bedroom townhouse anywhere else in the UAE. It is the cheapest number on the page and the least informative. Ask for built-up and plot area in writing, do the division yourself, and only then decide whether mid-market here is good value or merely a low headline.

Five years is the real number

Q2 2031 is roughly five years from launch. On the plus side, the 55/45 structure means 45 per cent of the price is not due until that date, which is genuinely good cash flow for a buyer and better than most Dubai plans on the market. On the other, it is five years of construction risk, five years before a rupee of rent, and five years during which the entire investment case is still under construction.

That case is worth listing plainly, because every element of it is forward-dated. Palm Jebel Ali is being built. The first phase of the AED 128 billion Al Maktoum expansion, at roughly 150 million passengers, is expected in 2032 — after your handover. Aldar’s own Al Ghadeer British School, British curriculum, capacity for more than 2,800 students, opens for the 2030 academic year. The school is the firmest of the three, because it is Aldar’s own commitment on Aldar’s own land, and it lands a year before you get your keys.

You are buying in Abu Dhabi

Every destination in the marketing is in Dubai: Expo City Dubai, Dubai Parks and Resorts, Palm Jebel Ali, Al Maktoum International. The plots are in the emirate of Abu Dhabi.

That changes what you can check. Abu Dhabi property registers with ADREC under Law No. 3 of 2015 rather than with the Dubai Land Department, and there is no public lookup equivalent to Dubai REST — so the habit of pulling up a DLD project number and escrow account to verify a developer’s claims does not transfer. Ask Aldar directly for the project registration and the escrow account, and get the answer in writing rather than assuming the Dubai-style protections apply because the drive times are quoted to Dubai.

What to ask for, in writing

  • Built-up area and plot area for your specific home type, so you can calculate the rate per square foot.
  • The milestone breakdown inside the 55 per cent construction portion of the payment plan.
  • The ADREC project registration number and the escrow account.
  • Whether Q2 2031 is the date in the sale agreement, and what the contract says if it slips.
  • Which amenities sit inside Al Ghadeer Parks and which are shared with the earlier, occupied phases – the 30,000 sqm of open space is an Al Ghadeer-wide figure.
  • How many of the 453 homes are still available, and in which type.
  • Service charge estimate per square foot, and who manages the community.

2 Bedroom Townhouse

From AED 1.9 million, the entry product and the reason this phase reads as mid-market. Aldar publishes no built-up or plot area, so the rate per square foot cannot be calculated – ask for both before comparing it with anything.

3 Bedroom Townhouse

From AED 2.2 million. AED 300,000 above the two-bedroom for a third bedroom, which is a narrow step and worth testing against the size difference once Aldar publishes one.

4 Bedroom Villa

From AED 3.3 million, the only detached product in the phase. No plot area published, which matters more on a villa than on a townhouse.

Location intelligence

On the border, in Abu Dhabi

Al Ghadeer Parks sits in the emirate of Abu Dhabi, directly on the border, with Sheikh Zayed Road running past it. Aldar puts Expo City Dubai, Dubai Parks and Resorts and the future Palm Jebel Ali within about 20 minutes and describes Al Maktoum International as the near gateway; Yas Island, Zayed International and Abu Dhabi city are the southern side of the same drive. Those are the developer’s off-peak figures and we have not measured them. There is no Metro and no confirmed rail station on this corridor.

Off-plan and escrow

Law No. 3 of 2015 regulates the real estate sector, as amended by Law No. 2 of 2025. Buyer payments must be deposited into a project-specific escrow account at a DMT-approved bank, with funds released only against verified construction milestones. DMT and ADREC issued a package of four administrative decisions covering escrow management before milestones, governance of jointly owned property, standardised owners committee bylaws, and the compensation and refund regime where an off-plan purchaser defaults.

Aldar publishes a price for each type: from AED 1.9 million for a two-bedroom townhouse, AED 2.2 million for a three-bedroom townhouse and AED 3.3 million for a four-bedroom villa. What it does not publish is size – no built-up area and no plot area for any type – so no rate per square foot can be worked out. Get both figures before comparing this with a villa anywhere else.

55/45 with 5 per cent on booking. So 55 per cent falls due across construction, starting with that 5 per cent, and the remaining 45 per cent is payable at handover in Q2 2031. Holding 45 per cent back to completion is buyer-friendly on cash flow. The milestone breakdown inside that 55 per cent is the part worth asking for.

04Is this Dubai or Abu Dhabi?

Abu Dhabi. Al Ghadeer sits directly on the border and the sales case is built almost entirely on Dubai destinations, but the plots are in the emirate of Abu Dhabi. Registration is with ADREC under Abu Dhabi Law No. 3 of 2015 rather than the Dubai Land Department, and Abu Dhabi has no public register equivalent to Dubai REST, so the project number and escrow checks a Dubai buyer would run cannot be done the same way here.

05Why is this phase called Parks and not Gardens?

Because Gardens has gone. Aldar launched Al Ghadeer Gardens, 437 villas and townhouses, on 15 May 2026 and announced on 21 May that it had sold out at launch generating more than AED 1 billion. Al Ghadeer Parks is the follow-on phase, at 453 homes. If you are shown the sell-out as a reason to move quickly, treat it as a genuine demand signal and a sales technique at the same time.

06What is actually built nearby?

The earlier Al Ghadeer phases are built and occupied with thousands of residents and established amenities, which is unusual for a border-corridor address and is the strongest thing about the location. The forward-looking parts are still coming: Aldar Al Ghadeer British School opens for the 2030 academic year, Palm Jebel Ali is under construction, and the first phase of the Al Maktoum airport expansion is expected in 2032.
