Dubai Sports City connectivity: metro, bus and roads

Dubai Sports City sits between Al Khail Road (E44) and Hessa Street (D61). There is no metro station and public transport is limited enough that residents consistently report needing a car. Parts of the area remain under construction, which affects traffic on the internal roads.

Dubai Sports City covers more than 50 million square feet between Al Khail Road and Hessa Street, and contains three very different districts: Canal Residence apartments, Gallery Villas, and Victory Heights villas on the Els Club fairways. Studios start around AED 350,000 while Victory Heights villas exceed AED 10m. Gross yields of about 7.5% are the third highest in Dubai.

What Dubai Sports City actually is: two markets sharing one name

Dubai Sports City covers more than 50 million square feet between Al Khail Road (E44) and Hessa Street (D61), and it contains three residential districts that have almost nothing in common. Canal Residence is five apartment buildings along a 1.2 kilometre waterway. Gallery Villas is ten villas and forty townhouses. Victory Heights is seven villages of close to a thousand villas and townhouses laid out on the fairways of the Els Club golf course.

The spread between them is the widest of any area we cover. A studio here starts around AED 350,000. A Victory Heights villa trades between AED 4m and above AED 10m, priced and traded almost as a separate community on a par with Arabian Ranches phases. Reading a single Sports City average tells you nothing about either.

Dubai Sports City prices: the cheapest freehold entry we have covered

Apartments were reported at about AED 1,348 per square foot in July 2026. Dubai Land Department records for Al Hebiah Fourth, the registration name for Sports City, put the average at AED 1,231 per square foot across 3,285 sales, with a RERA service charge of AED 15 per square foot. The two figures measure different things and we give both.

Entry prices are the lowest of the six areas on this site: studios from about AED 350,000, one-bedroom apartments from AED 500,000 and two-bedrooms from AED 800,000. At the other end, four-bedroom family villas in Victory Heights average AED 4.2m to AED 5.5m.

Dubai Sports City yields: third highest in Dubai, and the reason why

Sports City runs a gross rental yield of about 7.5% on live DLD rent and price data, which places it third in Dubai behind International City at 8.2% and Jumeirah Village Circle at 7.8%. Quoted ranges run 7% to 9%, and studios regularly clear 9% gross. A separate DLD-based calculation puts the area at 6.7% gross, which is the more conservative read.

The yield is a function of the entry price, not of unusual rents. Cheap stock at ordinary rents produces a high percentage. It also means the number collapses as you move up the ladder: Victory Heights four-bedroom villas yield 5.2% to 6.0%, roughly a third less than a studio in the same postcode.

Dubai Sports City service charges and what the net actually is

Apartment service charges run about AED 13 to 20 per square foot, with RERA recording 15 for the area. After service charges, management at 5% to 8% and maintenance, net yields land around 6.5% to 7.5% on a well-bought studio. That is a comparatively small drag by Dubai standards, and it is the honest reason the area screens well: the gross figure survives contact with the costs better here than in most places. The sports facilities are genuinely world class, which is unusual at this price

This is not branding. The Dubai International Stadium seats 25,000 and hosts international cricket. The ICC Academy is the only training complex in the world offering South Asian, English and Australian practice turf. The Els Club is an Ernie Els design. The Claude Harmon Performance Golf Academy is the only Harmon school outside the United States. LaLiga Academy runs football coaching on site.

For an area where a studio starts at AED 350,000, that is an unusual amenity base, and it is the clearest structural argument for tenant demand holding up. It also explains why Victory Heights prices the way it does: those villas sit on the golf course, not near it.

Living in Dubai Sports City: schools, healthcare and the canal problem

GEMS United School, formerly Bradenton Preparatory Academy and established in 2009, runs PreK to Grade 12 for around 550 students inside the community. Victory Heights Primary School, Dwight School Dubai and Renaissance School are also here or immediately adjacent, with The Wonder Years and Kinder Castle among the nurseries. Healthcare runs through Aster Clinic, Saudi German Clinic Sports City and Your Health Clinic on the Canal Promenade, with NMC Specialty Hospital a short drive.

The honest warning concerns the canal itself. Residents of Canal Residence West have reported that stagnant water in the unfinished manmade canal drew swarms of mosquitoes and flies, forcing repeated pest control. Parts of the area remain under construction, with the usual noise and traffic, and public transport is thin enough that you should assume you are driving. Buy the view of a finished canal, not a planned one.

Who Dubai Sports City suits, and who it does not

It suits a yield buyer at the cheapest end of the Dubai freehold market who wants the gross figure to survive the costs, and it suits a golf or sports household at the Victory Heights end who would otherwise be looking at Arabian Ranches for more money. Those are two entirely different buyers in one postcode.

It suits anyone needing public transport considerably less well. If you want a finished community at a similar price, Motor City next door is complete. If you want the deepest resale market, JVC trades more than 1,500 units a month. If you want higher advertised yields and can tolerate construction, Arjan sits north of here inside Dubailand.

Off-plan and escrow

Law No. 8 of 2007 requires every off-plan project to hold buyer money in a project-specific escrow account, ring-fenced from the developer creditors, with releases against certified construction milestones.
